These terms govern your use of Auction Brain (auctions.bridgematch.co.uk), operated by Bridgematch Limited (company number 17061771). By using the site, you agree to these terms.

1. The Service

Auction Brain is a UK property auction directory and AI-powered analysis tool. We aggregate publicly available auction catalogue data from UK auction houses and provide investment scoring, bridging finance matching, and deal analysis.

2. Pricing Tiers

Pro	£9.99/month	Everything in Day Pass, plus custom saved searches, CSV data exports, and priority support.

Prices are in GBP and include VAT where applicable. We reserve the right to change pricing with 30 days' notice to existing subscribers.

3. Free Tier Limitations

Free users can browse all auction lots and see basic listing information. AI-powered features (investment scores, opportunity detection, risk flags, full addresses, and links to original auction house listings) are limited to a preview sample. To access full AI analysis for all lots, upgrade to Day Pass or Pro.

4. Payments & Refunds

• Payments are processed securely by Stripe. We do not store your card details.
• Day Pass: Non-refundable once activated. Access expires exactly 24 hours after purchase.
• Pro subscription: Billed monthly. Cancel any time — access continues until the end of your billing period. No partial-month refunds.
• If you experience a technical issue that prevents you from using a paid feature, contact us within 48 hours for a goodwill credit or refund.

5. Accounts & Authentication

Account creation uses passwordless magic links sent to your email. You are responsible for keeping your email account secure. Do not share your sign-in links with others.

6. Acceptable Use

You agree not to:

• Scrape, crawl, or bulk-download data from Auction Brain
• Use automated tools to access the service beyond normal browser use
• Resell, redistribute, or republish our AI analysis or investment scores
• Attempt to bypass the paywall or access paid features without payment
• Use the service for any unlawful purpose
• Impersonate another person or entity

We reserve the right to suspend or terminate accounts that violate these terms.

7. Data Accuracy

We make reasonable efforts to ensure data accuracy, but:

• Auction data is sourced from public auction house websites. It may be delayed, incomplete, or contain errors introduced by the source.
• AI investment scores are generated by machine learning models. They are indicative, not definitive. Scores can be wrong.
• Guide prices are set by auction houses and may change before auction day.
• Bridging finance matches are indicative and based on published lender criteria. Actual lending decisions depend on full application and valuation.

We are not liable for decisions made based on data shown on this site.

8. Intellectual Property

• The Auction Brain name, logo, and brand are owned by BridgeMatch.
• Our AI scoring algorithms, extraction methods, and lender matching logic are proprietary.
• Auction lot descriptions and images belong to the respective auction houses — we display them under fair dealing for informational purposes.
• You may share individual lot links but may not bulk-copy or republish our analysis.

9. Limitation of Liability

To the maximum extent permitted by law:

• Auction Brain is provided "as is" without warranty of any kind.
• We are not liable for any loss arising from use of (or inability to use) the service, including but not limited to: financial losses from property purchases, missed auction opportunities, or reliance on inaccurate data.
• Our total liability to you shall not exceed the amount you have paid us in the 12 months preceding the claim.

Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

10. Third-Party Links

We link to auction house websites and other third-party services. We are not responsible for the content, accuracy, or availability of those sites.

11. Changes to These Terms

We may update these terms from time to time. Material changes will be notified via email to registered users at least 14 days before taking effect. Continued use after changes constitutes acceptance.

12. Governing Law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
